Why Hoole Re-Roofing Requires Welsh Slate

Hoole was built almost entirely before 1920 on timber cut rafter construction with Welsh blue slate. When these roofs reach end of nail life — typically 80 to 100 years for copper nails — the entire roof needs re-slating. The opportunity at that point is to do it correctly: new breathable membrane, treated batten, and reclaimed or new Welsh slate fixed with A4 stainless ring-shank nails that will outlast the building.

Concrete tile as a Welsh slate substitute is wrong for Hoole's housing stock on three counts: batten centres for Welsh slate are different from interlocking tile; the additional weight of concrete tile stresses Victorian rafter sections designed for slate; and on a conservation area terrace, concrete tile may breach planning requirements.
